Drive past the Harris Teeter at Route 50 and Tall Cedars Parkway this month and the parking lot looks settled. The opening week banners are down. The new signs for Milk & Honey and Makers Union have been up long enough that they no longer register as new. If you ate at either one back in April, you already know the food. If you haven't yet, you've probably assumed South Riding just landed two more restaurants competing for your Friday night.
That's not quite what happened.
The company behind both signs didn't change
In early January 2026, The Burn reported that Social House Kitchen & Tap and Velocity Wings, two longtime tenants sitting next to each other in the East Gate Marketplace plaza, were closing. Both were owned by Thompson Restaurants, a Reston-based restaurant group. The company's chief operating officer, Alex Berentzen, told The Burn the closures were not the end of the story, saying the group remained committed to both South Riding locations and had plans in the works.
Those plans turned out to be Milk & Honey Southern Inspired Kitchen and Makers Union gastropub, and both are also Thompson Restaurants brands. Construction signs went up in March, and by early April the company was targeting an early-month opening for both spaces. Milk & Honey opened its doors on April 13. Makers Union followed on April 21.
So the story isn't that South Riding suddenly became attractive enough to pull in two new operators. It's that one operator already holding the lease on two storefronts decided its existing brands weren't the right fit anymore and swapped in two it liked better. That's a different kind of news than a shopping center adding tenants. It's a landlord's biggest tenant deciding to bet on itself twice in one plaza.
What opened, and why it wasn't a gamble
Milk & Honey started in Nashville, and its menu leans into that identity: chicken and waffles, shrimp and grits, and mimosa towers are the dishes the brand built its name on. What matters more for South Riding is that this wasn't a first-time experiment. By the time the East Gate location opened, Thompson already operated 18 Milk & Honey locations across the region, including one in nearby Sterling. That's a tested format arriving with a track record, not a startup hoping the concept works.
Makers Union takes the gastropub lane, built around craft beer and pub fare with more polish than a standard wings-and-burgers menu. Between the two, East Gate now covers a wider stretch of a Friday night than Velocity Wings and Social House did on their own.
Zoom out and this plaza has always turned over more than most. Taco Express moved into a space between Pivot Physical Therapy and Marco's Pizza back in 2024. Marco's Pizza is gone now. King Spa, the large Korean spa complex, and a running shoe shop have both worked their way into the same corridor along Route 50. East Gate is a 116,032-square-foot center anchored by Harris Teeter, built to serve a trade area that's expected to hold more than 20,000 homes once South Riding and the surrounding stretch of southern Loudoun finish building out. A shopping center that size, sitting at what local reporting has called the gateway into the county, is going to keep testing tenants. The Thompson swap is just the version of that churn that happened to land on your side of Route 50 this spring.
The actual community calendar runs somewhere else
If East Gate is where South Riding eats, Market Square, a separate retail center a short drive away, is where South Riding gathers. The two properties aren't run by the same people and they aren't doing the same job, and that split became obvious once you look at how the summer actually played out.
Market Square opened its summer with an Annual Summer Kick-Off on June 15, followed two days later by a Hawaiian Luau on June 17 with a DJ, a balloon artist, and games for kids. Wine Styles, the wine shop inside the square, hosted a live music evening with the Kat N Keys Trio, a Northern Virginia cover band. On June 26, the neighborhood held its own Star-Spangled South Riding event, separate from the fireworks shows in Fairfax City, Aldie, and McLean that same week. Market Square closed out its main summer push on July 19 with a Summer Fest running noon to 3 p.m., featuring a live DJ, a bounce house, a gaming truck, and a foam party.
None of that required a restaurant to open. It required a property manager who treats programming as the draw, the same way East Gate treats its restaurant lineup as the draw. Two centers, two different theories of what makes people show up.
What's still left before the calendar turns
August isn't over, and a few things worth knowing about are still running:
- Atlantis Waterpark at Bull Run Regional Park, in Centreville, stays open daily through Labor Day. It's a modest setup, two main slides, a dumping bucket feature, and a shallow pool for younger kids, but it's still running full summer hours while other seasonal spots start winding down.
- Saanwee Performing Arts' summer camp, based in South Riding, runs its final themed week from August 10 through 14, closing the season with a MasterChef Junior-style cooking week for kids.
- Market Square's Fall Festival is already on the books for Sunday, October 22, from 1 to 3 p.m., free and open to the public.
The pattern holds through the rest of the year. Market Square keeps building its own calendar independent of whatever East Gate is doing with its tenant mix.
Why this is worth knowing if you live here
None of this changes what South Riding costs or what it's worth. What it changes is how you read the next headline about a new restaurant opening nearby. A national or regional chain adding a location here isn't necessarily a sign that South Riding got discovered. Sometimes it's a sign that a company already holding the lease decided its old brand wasn't performing and picked a new one it trusted more, the same as Thompson did twice at East Gate this spring. The dining options are genuinely better than they were back in January. The reason they got better has less to do with South Riding's rising profile and more to do with one operator's internal math.
